Does Venture allow agents to sell their own properties?
Yes, but certain rules must be followed in order to maintain E&O insurance coverage. If an agent does not comply with Pearl Insurance's E&O requirements, they cannot sell their property through Venture.
The following conditions apply:
1. The buyer must have a home inspection, or sign a waiver addendum if they decline one.
2. The seller must complete a Property Disclosure form, which the buyer must sign prior to closing.
3. The Purchase and Sale Agreement must use the official Realtor Board form (attorney-drafted versions are not permitted).
If these conditions are met, agents may list and sell their own property while acting as the listing agent.
Additionally, agents may waive their own commission if they choose, but Venture must still receive its standard 10% share. As with purchases, this is calculated as 10% of the agent's commission, which is typically about 2% of the property's final purchase price.
Does Venture offer agents a chance to earn 100% commission?
Yes. Every agent starts out earning a 90/10 commission split, but once an agent earns $10,000 in company-side commission, they switch over to 100% commission.
The commission cap resets every calendar year (January 1st).
The commission cap applies only to properties sold for $1.5 million or less. For properties sold above $1.5 million, the cap does not apply, and the commission split remains 90/10 between the agent and Venture.
When is the $500 recruitment bonus paid to the recruiting agent?
The $500 Agent Recruitment Bonus is paid out immediately after that new agent closes their first transaction.
The best part is that Venture pays the Agent Recruitment Bonus, not the new agent.

However, if an agent wants to get this website and CRM platform, they must first obtain a domain name of their choosing. Then, it is $25.00 per month ($300 per year) for the website through the company discount.
